A seniors housing complex in Saguenay, Qué., is on the block with an asking price of $55m, Green Street News can reveal.
Le Manoir Champlain, in the borough of Chicoutimi, totals 440 units that are 90% occupied, including a block set aside for a provincial health agency. At the guiding valuation, each unit is worth $125,000/unit.
Groupe Manoirs Bellevie has tapped CBRE to market the eight-story complex. The firm – which owns and operates the complex via an incorporated entity – is led by president and co-owner Louis Lespérance and manages autonomous and semi-autonomous senior housing across Québec.
The property, at 325 rue Jacques-Cartier Est in the Saguenay–Lac-Saint-Jean region, opened in 1992. It has expanded multiple times over the years, most recently in 2019. Seventy-one units at the complex are reserved by the Québec health and social services authority (CIUSSS).
Amenities include a chapel, movie theatre, bowling alley, pool, lounges, a rooftop garden, gym, and both main and private dining areas. Parking is available for 150 residents and 30 employees.
Le Manoir Champlain occupies a nearly 5-acre city block bordered by rue Jacques-Cartier Est, rue Labrecque, rue Racine Est and rue La Fontaine. The site is less than a kilometre west of Chicoutimi General Hospital and 500m south of Rivière Saguenay.
Québec City is 180km south.
