A senior housing complex in Montréal’s East End is on the block for $100m, Green Street News can reveal.
Les Appartements du Square Angus has 469 apartments averaging 685 sq ft. At the guiding valuation, the property would be worth about $214,000/unit.
Colliers has the marketing assignment on behalf of Réseau Compassion Network.
The four-storey complex is at 3200 Rue Omer Lavallée in the Rosemont-La Petite-Patrie district. One-bedroom apartments range from 405 to 765 sq ft, while two-bedroom units range from 770 to 965 sq ft. All apartments have balconies, save for ground-floor apartments, which have private terraces. The interiors were designed by Atelier Chaloub Architectes.
The property is divided into two wings, with one offering full-scale senior services and the other designed for independent living. Amenities include an indoor pool, indoor and outdoor furnished terraces, lounges, a dining area with a veranda, a theatre, an adapted exercise room and a game room.
The property was for 140 years the former home of Les Soeurs Grises, one of Canada’s oldest convents for nuns. In 2004, it was partially converted into senior housing while nuns continued to occupy a portion of the space. Les Soeurs Grises left the property in 2013.

Winnipeg-based Réseau Compassion Network oversees 13 health, social and human service agencies. It describes itself as “carrying the torch” for Les Soeurs Grises’ mission to provide services, which include primary care, health centres and hospitals, and residential services for the elderly and disabled.
