WHILE the controversial 3 Oceans site on Scarborough Beach remains dormant, the Western Australian government has listed an oceanfront car park site that could make way for a tower of up to 12 levels.
Situated at 500 Reserve St, the 6,442 sqm site is positioned on the ocean side of the West Coast Hwy with two street frontages to West Coast Hwy and Reserve St and overlooks The Esplanade.
The Department of Planning, Lands and Heritage is selling the car park, at the north east corner of the beachside precinct, and which has been managed by the City of Stirling on behalf of the state government. It has more than 110 bays and been use as a car park since the 1970s.
A campaign announcement came within days of reports that a Department spokesman had told local media the land was expected to hit the market in June or July.
Colliers agents Shane Isaacs and Tim Scott are marketing the site and noted that a building height of eight storeys building height, up to 12 storeys including bonuses is possible.
“The site overlooks Scarborough Beach, Perth’s most iconic beach and coastal entertainment precinct which has benefited from a $100 million redevelopment creating a vibrant hub including a diverse range of food and beverage, retail, entertainment and activities along the Scarborough Esplanade,” Isaacs said.
Scott is expecting strong interest from local and off shore buyers given the prime position, large landholding and tight supply of oceanside development sites.
The property is being sold by offers Invited closing 26th February.
A short distance away is the corner block at the junction of the West Coast Hwy and Scarborough Beach Rd that had been cleared for a $450 million development with 43-storey and 33-storey residential and hotel towers by China-backed 3 Oceans.
The company had demolished the Scarbrough Fair Markets and Contacio building in 2018 before a review found the project to not be financially viable. Around 2,200 jobs had been expected during construction, and 700 full time jobs following completion.
3 Oceans has since discussed temporary uses, including pop-up retail and car parking with the City of Stirling, the Metropolitan Redevelopment Authority and the Scarborough Beach Association.
