ANOTHER Queensland quarry has hit the market, in an operational Tamborine sands and soil deposit on a circa 670-hectare land holding.
Positioned south of Brisbane in the Scene Rim region, at 742 Mundoolun Connection Road, the significant sandstone deposit located on a 670.201-hectare site includes 386.501-hectares currently used by the quarry operation.
Christian Sandstrom from Knight Frank, alongside Dan Dwan from Colliers, have been appointed to sell the property via an expressions of interest campaign.
“It would suit a local construction company involved in large residential developments and infrastructure projects as well as numerous other potential buyers,” said Sandstrom.
“It presents an opportunity for an experienced purchaser to capitalise on the existing onsite improvements and considerable earning potential, while capturing one of regional South East Queensland’s largest land offerings.”
The quarry currently has approvals in place to be operational through to 2032, with an estimated 3.5 million tonnes of Base Sand available for collection in the current approval area.
“The cost of resources and construction materials in Queensland rose by 11.4 per cent in 2022, according to data from N&B, illustrating the heightened demand for extractive resource materials,” added Sandstrom.
“With over 3.5 million tonnes still to be extracted from the current approval area, there is considerable future revenue for a buyer.”
The site has been operational since the mid-1990s and contains one of the highest quality and most significant sandstone deposits in the Beaudesert Shire.
“The extractive resources industry plays a key role in bolstering the surrounding region’s economy through gross output and employment,” said Dwan.
“The location has huge future potential beyond the quarry, with several potential future uses including agricultural or rural, recreational or tourism, conservation or environmental purposes, renewable energy projects, educational or research purposes and commercial or industrial.”
Amenity in the surrounding area includes the Beaudesert town centre, schools, parks and recreational areas, hospitals and medical facilities, nature reserves and national parks and transportation.
The expressions of interest campaign for the quarry at 742 Mundoolun Connection Road is set to close on 25 May 2023.
