VICTORIAN developer Prime Urban Group has appointed a KF Building to deliver its $55 million Prime Business Park Bendigo Precinct, as ground is broken on the project’s first stage.
With approval received in July and preliminary works now underway at the 5.51-acre site at 8-16 Rohs Road in East Bendigo, Stage One will comprise 17 office spaces and 24 warehousing units.
Stage One is anticipated to be delivered in around 12 months, with a net saleable area of 10,331sqm.
The newly appointed construction partner, KF Building, is led by Kevin Walsh who brings over 40 years of experience delivering projects in Bendigo and the north-west region.
“Kevin’s exemplary track record of delivering high-quality, large-scale projects, combined with his deep understanding of the Bendigo region, makes him the perfect fit for the development team,” said Nicholas Tissot, development director at Prime Urban Group.
“To be turning the first sod on-site just a few short months after receiving planning approval is an incredibly exciting milestone for the project. Through the delivery of Stage One, we are confident this will support thriving local businesses for years to come.”
With East Bendigo sitting just 2km out from Bendigo, the business park will offer easy access to the CBD and business amenities, with connectivity provided via key transport routes, including Rohs Road, Strickland Road and the Midland Freeway.
The project is also strategically located just three-minutes out from the newly refurbished Bendigo Airport, as well as sitting within close proximity to the rail network.
It is anticipated that the Prime Business Park Bendigo Precinct will generate around 100 subcontractor jobs throughout the construction phase, as well as engaging 35 local material suppliers.
With the regional city in great need of further industrial space as its population is set to grow from 126,000 to 200,000 residents over the next 25 years.
Local firm Spiire provided the town planning behind the Archiworks-designed park, with Deseen & Associates consulting on structural and civil engineering and Intrax also consulting on engineering.
The project has been designed to eclipse Environmentally Sustainable Design (ESD) standards by 10%, with all office units to be solar integrated as standard and the two large warehouse buildings in Stage two to be equipped with a 38kw solar system.
“This project represents a significant opportunity for Bendigo’s local workforce and suppliers,” said Walsh.
“We are excited to begin building what will become a key business hub for the region as part of this experienced development consortium.”
Around 30% of Stage One has already been snapped up or is under offer, with strong interest coming in from local owner-occupiers and investors.
