THE Stan Perron Charitable Foundation has paid $4.375 million for an investment property at Welshpool in Perth’s south-east, in a deal negotiated by Ray White Commercial.
Ray White Commercial Perth’s Martin Vogt and Chad Parham sold the office warehouse property at 6 Forge St Welshpool. The total site area is approximately 3,799 sqm with a building area of approximately 2,465 sqm.
Vogt said the property is the Western Australian head office of Prochem Pipeline Products, a stainless steel pipeline manufacturer.
“Prochem Pipeline Products is a long term tenant who is committed to a secure lease term of 10 years with options,” he said. “The combination of an established tenant in a secure lease with a strong annual rental of $350,000 made this a highly desirable investment opportunity,”
“The property was extremely popular and was keenly contested. All parties that made enquiries commented on how difficult it had been to find quality investment opportunities in the current market, with the benefit of a National Tenant and the security of a lengthy lease,” Vogt said.
