THE site of the former Narrabeen RSL Memorial & Recreation Club – the popular Northern Beaches live music venue affectionately known as “The Razza” – has been put up for sale nearly two-and-a-half years after the Club went into voluntary administration.
Established in 1947, the three-storey venue, also frequented for its bowling and bistro food, shut its doors in February of 2022 following the drop in numbers and turnover that came nearly universally with the pandemic.
Narrabeen RSL sub-Branch had enlisted agents in June of 2022 to find a leaseholder, but the property at 116 Nareen Parade in North Narrabeen is being taken to the market through Savills agents Nick Lower and Tim Grosmann with vacant possession.
The Savills agents told Australian Property Journal that $15 million-plus is expected.
The expansive 1.884-hectare property offers has dual street frontage to Nareen Parade and Eungai Place, and is improved by the three-storey L-shaped building that totals 1,842 sqm, three lawn bowling greens, multiple lounge rooms, an auditorium, dining areas, office spaces, storerooms, a function room, and 39 car parking spaces.
“This iconic site offers an extraordinary blend of historical significance and future potential,” Lower said.
“It’s a unique opportunity for investors to leverage the property’s prime location to create something truly special for the North Narrabeen community.”
The property also represents significant potential for redevelopment, given its large site area and no heritage overlays. The land is zoned C4 Environmental Living a building height limit of 8.5 metres, or circa two storeys.
“Sites on the northern beaches are rare, but a 1.88-hectare property is unprecedented,” Grosmann said.
Potential options for the site, including healthcare facilities, childcare centres, aged care facilities, community amenities, and residential land subdivisions, catering to the growing housing demand in North Narrabeen and capitalising on rising property values and affluent demographics, Grosmann said.
Expressions of interest close Thursday, 15th August.
