MULPHA’S $1 billion masterplanned community The Greens has been approved by the Hills Shire Council, paving the way for nine high rise towers rising up to 26 storeys to adorn the Norwest skyline.
A total of 864 residential apartments will be built at 40 Solent Cct, allowing 70% of the ground plane – some 22,000 sqm – to be converted into an expansive landscape setting within walking distance to Norwest station, about 500 metres away. Towers will range from eight storeys and higher.
Plans will be now be sent to the Department of Planning, Industry and Environment for finalisation.
The project is accompanied by a voluntary planning agreement in which additional demand for local infrastructure is addressed. This will take in 2,000 sqm of publicly accessible space, upgrades to lighting and pedestrian security measures around Norwest Lake, contributions for open space, playing fields, community facilities, footpaths, and bike paths, and intersection improvements.
An amphitheatre, performing arts stage and community gardens will be included as part of the masterplanned development, which will also include more than 6,000 sqm of commercial business space, cafes, restaurants, neighbourhood shops, a gym, medical services and childcare centres.
Mulpha launched an expressions of interest campaign in August for an education provider and innovation joint venture partner to open a university campus within Norwest.
The developer has also outlined plans to double the precinct’s business and residential capacity over the next ten plus years, and expects Norwest will require approximately 375,000 sqm of commercial floor space to meet the future employment demands of the region by 2031.
