A 160,000 sq ft industrial facility in Saint-Hyacinthe, Qué., is on the block with an asking price of $20m, Green Street News can reveal.
The price for the vacant facility works out to $125/sq ft. Avison Young has the marketing assignment on behalf of a private investor.
The property, at 2700 Boulevard Casavant Ouest, sits on 500,000 sq ft of land. The building has 17 truck-level doors, five drive-in doors, two high-capacity electrical entries and an EFSR sprinkler system. The facility has 24 ft clear heights with the exception of two sections, totaling 2,000 sq ft, with 30 ft clear heights.
Zoning allows for expansion on the excess land as well as outdoor storage.
The site sits in one of the region’s largest industrial parks, covering 44m sq ft. The area hosts 98 industries and 15 institutions, including Agence Canada Inspection, Goyette Transport, Hershey, Liberté, Nutri-Oeufs, Olymel and Rona Distribution Centre.
Saint-Hyacinthe’s industrial vacancy rate stands at 2.6%.
The site is a kilometre from Highway 20 with rail transportation services nearby.
Avison Young also is marketing a 240,000 sq ft facility in Boucherville for the same private seller, listed at $41m.
