The valuation for the 51,000 sq ft warehouse on 2 acres at 8985 Fraserwood Court in Burnaby works out to $462/sq ft. Avison Young has the marketing assignment. The property is also listed for lease at $19.75/sq ft.
The property, zoned M2, is in Burnaby’s Big Bend industrial area. According to marketing materials, about 6,000 sq ft of office space in the structure can be converted into more warehouse room.
The warehouse has 22-foot ceilings, three dock-level loading doors and three grade-level loading doors. Heated by forced air units, the building also has patios, views of the Fraser River and trails nearby. It’s 14 km southeast of downtown Vancouver and 7 km from access to Highway One.
