THE Ipswich City Council has given Devine the greenlight for the first major precinct of a new large-scale $500 million community at Redbank Plains, south-west of Brisbane.
The initial development approval which will be called Mountview includes more than 800 dwellings. The second precinct is due to be launched in 2011 and will include a commercial centre, an additional 500 dwellings and incorporate planning for a major new transport hub.
When fully completed, it is expected to provide up to 1,400 new dwellings.
The project will be built on a 123.55 hectare site on School Rd which was amalgamated through the acquisition of three separate sites in 2006 and 2007. The site is approximately 28kms south west of Brisbane and nine kilometres east of Ipswich City.
“Mountview is an integral part of our long-term commitment to create large, masterplanned communities where residents can enjoy the lifestyle benefits from purpose-built amenities, services and key infrastructure,” Devine’s managing director David Devine said.
“Since amalgamating the sites we have moved quickly to progress our approvals and bring product to market in order to meet the demand of Ipswich’s booming economy and growing reputation as a cosmopolitan destination,” he added.
Land prices at Mountview are proposed to start from $125,000, with standard home and land packages starting from approximately $290,000.
Devine said the company would target the first release of homesites at Mountview in November 2008 with first settlements expected by May 2009.
In addition to traditional lot sizes, Ipswich City Council has supported a number of innovative allotment sizes and housing form, including small studio smart lots at approximately 250 sqm, townhouses, and even a small number of the popular new Fonzie Flats designs which will assist in delivering quality accommodation at an affordable entry prices from $199,000, all within a landscaped and highly desirable residential community.
Ipswich Mayor Paul Pisasale said the new Mountview community was an example of Council’s ability to work closely with developers to provide housing solutions which cater for the city’s continuing rapid growth but maintain a focus on responsible development.
Ipswich City Council recently unveiled a $462 million budget designed to provide the infrastructure and planning foundations to cater for the city’s growth.
Mountview will be Devine’s third recent project in the area following The Parks development at Collingwood Park and the 180-homesite Cedar View estate which was completed earlier this year.
Devine has a current national pipeline of projects – including a residential landbank of nearly 9,000 lots – with a total end value exceeding $2 billion.
