THE Western Australian government is turning to private developers to partner and developer The Precincts urban infill development, which to supply 5,000 homes across four sites.
The Precincts will set a new benchmark for medium-to-high density urban infill in WA, and deliver 5,000 new homes in Bentley, Joondalup, Beaconsfield and Cannington during the next 15 years.
The Joondalup and Bentley components are estimated to generate $2.3 billion in economic activity and create more than 4,500 jobs.
Situated within the Joondalup activity centre, Connect Joondalup will deliver 1,600 new dwellings on the 10.1ha site. It is expected to inject $1.185 billion into the economy and create and support almost 2,470 jobs.
At 21.1ha, the Bentley 360 component is one of the most significant infill redevelopment sites in Perth, and it is expected to deliver at least 1,500 dwellings, and in the process creating 2,200 jobs and inject $1.089 billion into the economy.
The Department of Communities is undertaking a three-stage procurement process to identify a suitable developer or consortium. Expressions of interest close at 2.30pm WST on Wednesday July 25, 2018.
Planning for eight separate high density mixed tenure sites has begun with Bayswater, Redcliffe and Forrestfield stations, as well as Midland and the Perth central business district already earmarked for development.
As part of this package, up to 320 new social housing dwellings and an additional 400 affordable homes will be built, and deliver a further 670 homes for full market price sale during the next five years – creating an additional 2,350 jobs.
“Overall, The Precincts will deliver many thousands of jobs over the life of the projects,” Premier Mark McGowan said.
“With Connect Joondalup, we are aiming to continue the transformation around the Joondalup centre, creating a community hub linked to METRONET,” he added.
Housing Minister Peter Tinley said these projects represent WA’s biggest ever collection of infill opportunities and they will offer developers the chance to access prime State-owned land that supports medium-to-high density development.
“The Precincts will launch a new approach to the way the Department of Communities releases significant land parcels in highly sought-after locations, and in how it collaborates with the development industry.” Tinley said.
Planning Minister Rita Saffioti said The Precincts program embraces the government’s infill targets, leveraging links between land use and transport planning to create integrated and connected communities.
“METRONET is also about building liveable, connected communities that drive activation and create vibrant hubs where people want to live, work and play.
“It won’t just be the new METRONET lines that are the focus, we have existing rail infrastructure across the suburbs where we can maximise the value of our network.” Saffioti said.
