NEARLY one hectare of land in the Warriewood Valley with potential for more than 30 residential dwellings has sold to a private local Sydney developer for $11.5 million.
JLL’s Ben Hunter and Dylan McEvoy sold the combined site located at 110, 111A, 111 and 121 Dove Ln on Sydney’s Northern Beaches following an expressions of Interest campaign.
“We are witnessing a renewed willingness from developers looking to build residential pipeline for 2021 in blue ribbon locations like Warriewood,” McEvoy said.
“Such areas are continuing to display strong sale activity that we saw pre COVID-19 conditions.”
The site was offered with R3 medium density residential zoning and has a DA approval for subdivision into three super lots with roads and associated infrastructure, and will allow an incoming developer to build about 33 residential dwellings.
Along the northern border of the property, the Pittwater Council has proposed the Fern Creek Rd extension and the Parklands development. These plans will also include a footbridge along the northern edge that crosses Fern Creek to connect with the existing Warriewood Valley Playground.
Hunter said rising land prices in the beachside suburb continue to attract interest from local developers, builder developers, and over 55s operators.
“As the northern beaches population continues to grow the demand for residential housing is set to increase.”
