FRASERS Property Industrial has secured a pair of 10-year leasing deals totalling 38,209 sqm on the eastern seaboard with major tile, stone and timber flooring products company National Tiles.
On the Gold Coast, National Tiles has committed to a 17,500 sqm facility at Frasers Property Industrial’s estate Vantage Yatala. The new warehouse and distribution centre, customer trade centre and design centre with commercial tile library will be equipped with a 40-metre-wide super awning which provides 4,589 sqm of shaded loading space outside of the warehouse.
Vantage Yatala will also be home to National Tiles’ Queensland support office, which will include a two-storey office space of about 1,000 sqm.
A 500 sqm rooftop terrace can be used for socialising, meal breaks and staff events, and employees will have access to the estate’s amenities that include a 2.3-hectare open space reserve, 5.5 kilometres of running track, two outdoor gyms, and outdoor barbecue and shelter areas.
In Melbourne, National Tiles has committed to a 20,710 sqm facility at Canvas West in the western suburb of Tarneit. It will comprise a 1,300 sqm customer pick-up and trade centre, and a 425 sqm double-storey office.
The facility will reach a ridge height of 14.6 metres and will feature four recessed loading docks and eight on-grade roller shutter doors. The main loading area will be paved with a 36-metre-wide hardstand and shaded by a 30-metre-wide super awning spanning 3,415 sqm to support all-weather operations.
Both facilities are designed to target 5 Star Green Star Design and As-Built v1.3 ratings from the Green Building Council of Australia and will feature rooftop solar arrays and rainwater harvesting and reuse systems, which will provide combined annual energy and water savings of approximately 178,000 kilowatt-hours and 350 kilolitres respectively. The facilities will also be fitted out with energy-efficient internal and external LED lighting, as well as dedicated green walls and landscaped outdoor areas to reduce heat island effect.
National Tiles has leased two Frasers Property Industrial facilities in Australia spanning a total of 28,094 in Australia since 2016.

Construction of both facilities and their adjacent speculative developments has commenced. Practical completion of the Queensland facility is expected in the second quarter, with Hindmarsh as the appointed builder. The Victorian facility is expected to reach practical completion in late 2023, with Texco Construction the appointed builder.
The Victorian deal was brokered by Todd Grima of CBRE.
