AN expansive land bank opportunity in the South West Corridor of Sydney is up for grabs, representing one of the largest rural amalgamated landholdings to hit the market this year.
Spanning approximately 888-acres the property at 690-950 Cawdor Road and 420 Old Razorback Road in Cawdor, around 74km out from Sydney, sits within proximity to the future M9 Motorway orbital and presents a range of possibilities for potential buyers.
Matthew Meynell, Frank Oliveri, Nick Estephen and Thomas Mosca from Colliers are exclusively managing the sale of the land, on behalf of KPMG as the Mortgagee in Possession.
“Presenting a significant super site across seven lots, it provides a golden opportunity to acquire one of the largest aggregated land holdings offered to market in 2023, within proximity to the Sydney Metropolitan region and part of the growth of Western Sydney,” said Meynell.
The seven contiguous plots are all of varying sizes and are zoned both RU1 and RU2, making the site suited to a potential master planned community.
“Sites of this scale are scarce in such close proximity to the Sydney, Liverpool and Parramatta CBDs, providing an opportunity like no other,” said Estephen.
“The future Cawdor will appeal to those seeking lifestyle with more open spaces, whilst offering convenient connections to existing major roads, town centres and employment precincts,” added Mosca.
While the land’s existing zoning enables a diverse range of uses including agriculture and rural industries to include freight depots, places of worship, cemeteries and education.
“The site’s strategic location allows for a wide range of uses that can greatly benefit various sectors, pending council approval. Additionally, the project’s presence can enhance the existing amenities within the surrounding areas, further bolstering their appeal,” added Oliveri.
Cawdor sits partially in the local government area of Wollondilly Shire and partially within Camden Council, which benefits from a strategic implementation of infrastructure and development, heavily supported by the Federal and State Governments.
The expressions of interest campaign for 90-950 Cawdor Road and 420 Old Razorback Road is scheduled to close on 17 August 2023.
