THE spring selling season is off to a sluggish start after last weekend marked the first week-on-week decline in auction activity for five weeks.
According to the latest figures from Domain, nationally there were 1,848 auctions listed, up from 1,830 the week before with 1,266 auctions reported down from 1,479.
At 64.2.2%, the national clearance rate was down from last week’s revised 65.2%, with 813 properties selling at auction down from 965 in the week prior, with 203 properties withdrawn, up from 158.
Compared to the same week last year, the clearance rate was up from 57.4%, where 1,647 properties were listed, 1,469 auctions were reported and 843 were sold.
The total value sold this week was at $675.8 million, with houses bringing in an auction median of $1,338,250 and units at $740,000.
This was down from last week’s $913 million, with the auction median for houses at $1,250,000 and units at $850,000.
Compared to the same week last year, the total value sold was down from $1,088.5 million, with the house auction median at $1,255,000 and the unit auction median at $815,000.
In Sydney the clearance rate was down from 70.4% to 67%, with 458 reported auctions, 113 withdrawals and 307 properties selling.
Sydney’s total value sold at auction was down to $364.6 million this week, with an auction median of $1,790,250 for houses and $940,000 for units.
With activity down from the same week last year, where 524 auctions were reported, with 314 properties selling for a total value of $550.4 million.
The top auction result for the week was a five-bedroom three-bathroom home at 34 Viret Street in Hunters Hill. The house was sold by Claire Ward and Matt Ward from McGrath Hunters Hill for the first time since 1955.
In Melbourne the clearance rate was up from 61.1% to 65.2%, with 658 reported auctions, 65 withdrawals and 429 properties selling.
The total value sold in Melbourne was $276.9 million, or an auction median of $1,160,000 for houses and units at $630,000.
By comparison, the same week last year in Melbourne saw 704 auctions reported, with 400 sold for a total value of $415.5 million.
While in Adelaide, the clearance rate was average at 62%, with 55 auctions reported, three withdrawn and 34 properties sold, for $12,536,500 in total sales and a median of $805,250.
In Brisbane the clearance rate came in at just 35%, with 62 auctions reported, 14 withdrawals and 22 sold, for $14,631,500 in total sales.
Finally, Canberra’s clearance rate was at 47%, with 53 auctions reported, eight withdrawn and 25 properties sold for a total value at $9,250,500.
