An Edmonton industrial building is up for sale for $11.9m.
The seller is Packers Plus Energy Services, Green Street News can reveal. The valuation for the 45,000 sq ft property at 5703 72A Avenue works out to $264/sq ft. The owner is also open to leasing the property at $15/sq ft.
CDN Global Advisors has the marketing assignment, co-listing in the U.S. with Newmark. The property is being geared toward owner/operators.
According to marketing materials, the building has two 9,000 sq ft office spaces that are leased until January 2025. There’s also 27,000 sq ft of available warehouse space. The latter contains a shop with four loading doors and four 5-ton overhead bridge cranes.
The 4.4-acre site has 150 parking stalls. The property was built in 2011.
