A FULLY leased laboratory and specialist healthcare facility, one of the largest in Perth, has been listed in the city’s most tightly held healthcare precinct.
Located at 100 Roberts Road in Subiaco, around 3km west of the CBD, the purpose-built specialist laboratory facilities span 5,875sqm of GFA across three-levels on a 0.71-hectare site.
Derek Barlow and Aaron Desange from CBRE are managing the sale via an offers invited campaign.
“This is the most significant healthcare asset to be offered to the Perth market in recent times. Medical and Life Sciences assets of this scale are rarely offered for sale and we expect a high level of interest from a range of investors seeking exposure to this asset class,” said Barlow.
“The long-term prospects for life sciences property investments are strong, with the trajectory of medical innovation and behavioural changes at a societal level supporting the growth of the asset class, with the considerable replacement cost for these facilities likely to see the current constraints on supply continue.”
The standalone building is 86% occupied by a single AAA-rated government-backed tenant on a lease not due to expire until 2029.
The balance of the building occupied by Telethon Kids Institute’s ‘Clinikids’, which provides specialist autism therapy and support.
“The healthcare real estate investment market has proven itself to be very strong, even against the backdrop of challenges faced in recent years. The sector’s defensive income streams and non-cyclical nature continue to drive a significant amount of capital into this space,” said Desange.
“The opportunity to acquire a substantial and strategically located life sciences asset is anticipated to resonate strongly with institutional investors, syndicators and private investors, across both domestic and offshore markets.”
The offers invited campaign for 100 Roberts Road is due to close on 9 August, 2023.
