A GTA commercial property developer is proposing new industrial buildings in a suburban area of Etobicoke.
A planning application was filed with the City of Toronto on behalf of Brampton-based R-Chad Group, seeking municipal approval for two multi-unit industrial buildings on a curving, 2.5-acre lot at 2100 Albion Road, just west of the intersection with Codlin Crescent.
R-Chad, which is owned by Raman Chaudhari, is proposing to build 21 units totaling 54,074 sq ft across the two structures.
According to planning documents submitted on behalf of R-Chad by architect Tom Kolbasenko, principal of Our Cool Blue Architects, the proposed development site is vacant with a “meadow-like ground cover with no significant vegetation.” Chaudhari also owns a property at 2088 Albion Road, adjacent to the proposed development site.
Of the two proposed buildings, Building A’s ground floor will have mezzanines, while Building B will have a full second floor that can be accessed from the units. In addition, each building will have an area for truck loading, although a full loading dock is not included in the current development proposal.
The application is under review by the city’s planning department and awaiting feedback from various city departments. The proposal must receive a final endorsement from the Toronto City Council for the project to be approved.
The Albion Road site is under 2 km from an onramp to the Highway 407 tolled expressway, which connects with the 401 and other provincial 400-series highways. The nearest bus stop is 125 m away.
R-Chad says it focuses on commercial development of greenfield land, situating its projects near major transportation thoroughfares. According to its website, it currently has a number of commercial development projects underway or completed in the GTA, along with plans to expand its property portfolio into the U.S.
