Property managers around Australia for the first time will have a national search tool that allows them to quantify residential rental prices with independent data, according to Fairfax Digital Online Real Estate.
The new national rental data search tool allows property managers to give qualified data to residential rental vendors. It is incorporated into Home Price Guide® Professional, which is powered by Australian Property Monitors and is a key source of property information for real estate professionals.
“With the latest addition to HPG Pro, for example, property managers will be able to type in criteria such as a postcode, two bedrooms and a garage. They will then immediately see all listings in that postcode that meet their criteria,” general manager, Fairfax Digital: Online Real Estate, Sam Plowman said.
Plowman said that previously, property managers have largely relied on their own rental rolls for information when appraising properties and making decisions such as setting the rental price.
“Our rental search tool on HPG Pro adds significantly to their knowledge pool by monitoring the market in a manner far more comprehensive than any property manager has the time to achieve,” he said.
“Basically, it takes the guesswork out of property management. This is especially important in the current tight rental market where properties are being snapped up and owners want assurance that they are getting the right price.”
Property managers will now be able to create customised reports on rental prices in their area, searching according to a number of criteria including price, number of bedrooms, bathrooms, car spaces and other features.
Landlords will benefit from the increased ability of agents to quantify why they are recommending a specific rental price for each property.
“Instead of saying, ‘I leased a unit like yours last week but yours is in better condition so it’s worth this much’, property managers will have independent facts with which to impress their clients, in addition to their own local expertise,” Plowman commented.
