CHILCARE operator Niño Early Learning Adventures is moving to expand its Melbourne platform, signing on to a new lease in Hawthorn.
The 20-year lease, with two 10-year options, includes an off-the-plan premium childcare centre located at 760 Toorak Road, for $499,200 plus GST net per annum.
Sandro Peluso, Jimmy Tat and Marcello Caspani-Muto from CBRE’s healthcare and social infrastructure team negotiated the tenancy.
“This Hawthorn site is set to redefine what an inner-suburban, premium childcare centre should be,” said Peluso.
The Architecton-designed centre is due for a Q2 2023 completion, will span three-levels on a 784sqm site and will accommodate 96 students.
“The centre was cleverly designed to sit on the small, 784sqm site, making use of every possible space available, and gives Niño Early Learning another brilliant location,” added Peluso.
The centre is expected to benefit from strong demand for modern childcare facilities in the area, with supply for centre operators in the area limited, especially for sites within 15km of the Melbourne CBD.
“With rising house and land prices, developers and architects are having to rethink their approach, shifting the traditional, single-storey childcare centre to multi-level buildings that still meet every guideline and ensure kids have plenty of space to aid their development,” said Tat.
The Hawthorn centre will mark Niño Early Learning Adventures’ 24th offering in Victoria.

Despite current challenges in the childcare sector, including rising costs and impacts from the ongoing pandemic, investment into the sector is bringing in strong returns as seen in Arena’s recent half year results.
“Our intention isn’t to be the biggest, so our site selection process is rigorous to meet our operational and brand requirements. We look forward to operating from this fantastic location very soon.”
