A SUBSTANTIAL 228.48 ha piggery at Brownlow, near Eudunda in South Australia is up for sale.
Colliers International’s Jesse Manuel and Tim Altschwager have been appointed to sell the GROWventure piggery by expressions of interest.
The properties are located approximately 120km north of Adelaide off the Truro to Eudunda Road, approximately 25km north of Truro and 20km southeast of Eudunda.
Manuel said the GROWventure piggery is high quality intensive livestock operation with efficient systems and procedures, which has been described by an industry auditor as ‘the cleanest piggery in Australia.
“It is within close proximity to the major regional centre of Gawler and is just an hour’s drive, approximately, from Adelaide.
“The chance to acquire a piggery of this size and quality is rare in South Australia. GROWventure comprises both breeder and grower complexes in a substantial operation, with a combined total land area of approximately 228.48ha. The two operations are in close proximity of one another and produce high quality porker and baconer pigs under contract with one of Australia’s largest supermarket chains,” he added.
The breeder complex is a 500-sow operation consisting of a farrowing shed, weaning shed, mating shed, three dry-sow sheds, feed mixing shed, AI laboratory and effluent ponds. Accommodation on the property includes a four-bedroom stone cottage, an added attraction for a manager.
The grower complex consists of four grow-out facilities and ancillary improvements with the capacity to hold up to 3,600 pigs. Construction of the sheds was completed in 2001 and the design has been in conjunction with international standards to produce the highest quality porker and baconer pigs possible.
Altschwager said the farm is modern compared to many other piggeries recently offered to the market, and is very well located within close proximity to the Port Wakefield Primo abattoir.
The properties are zoned general farming and surrounding uses to the property include neighbouring broad acre cropping and grazing farms.
Colliers is also selling Yarralyn Park, located near Keith in South Australia’s South East region. Home of Kongal Seeds, the 545ha property is situated within the world’s largest lucerne seed-producing region.
“In Australia, 83% of total lucerne seed production is produced around the area of Keith, Naracoorte, Tintinara and Bordertown in South Australia, encompassing more than 16,000ha of both irrigated and dryland area,” Manuel said.
The overall lucerne seed industry in Australia is currently worth around $95 million per year, according to economic analysis of the lucerne seed industry by RIRDC, with exports contributing around $30 million and domestic sales of $8.7 million.
Manuel said the sale of the Kongal Seeds operation represented an ideal opportunity for someone in the industry, such as a major producer or marketer of grain or seed,to add to their portfolio.
“We expect this property to appeal to a range of buyer groups, including existing seed or grain processing industry participants and service providers, either within Australia or overseas, and major private/corporate farming companies looking to add a degree of vertical integration to their business.
“We also expect interest from corporate agribusiness entities, investors seeking exposure to intensive agriculture, including institutional investors, large grain and seed producers and other operators with specialised needs,” he added.
“The Wegener Family acquired Yarralyn Park in 1984, at which time the seed cleaning operation was a sideline to the farming operation with a modest client base of around 30 customers.
“Since that time, the operation has expanded considerably and today consists of highly automated, efficient and sophisticated seed cleaning infrastructure capable of providing a diverse range of services to its 300-plus producer and marketer clients throughout Australia,” Altschwager said.
