The Royal National Agricultural and Industrial Association of Queensland has shortlisted four parties to redevelop the $65 million first stage of the RNA site.
The shortlist from the Expression of Interest process, which closed on May 30, includes Lend Lease; a Stockland and Laing O’Rourke Australia Joint Venture; a consortium of Leighton Properties, Devine Limited and John Holland; and a Mirvac and ABN AMRO Australia JV.
RNA’s chief executive Jonathan Tunny said the organisation was overwhelmed by the number of EOI submissions received.
“The opportunity to work on an iconic site such as the RNA Showgrounds doesn’t come along often. It has clearly sparked the interest of domestic and international developers and architects.
“The RNA is seeking parties who can bring diverse and distinctive approaches to sustainable design, construction and development, within a moderating economic climate,” he added.
Tunny said the redevelopment will provide Queenslanders with access to the RNA Showgrounds all year round.
“It also provides the catalyst for the RNA to become a renowned thought leader and commentator on agriculture and industry, while remaining true to its origins and preserving its unique heritage,” he continued.
The first stage of this redevelopment will also incorporate other pockets of the site. RNA Showgrounds is working closely with the Queensland Heritage Council to ensure the character and heritage of certain buildings and spaces remain protected.
The shortlisted proponents will now prepare detailed designs, focusing on the $65 million, first stage redevelopment of the Large Animal and Industrial Pavilions and other pockets of the site.
Construction will begin in September 2009 following the EkkA, with the $20 million Large Animal Pavilion to be completed by July 2010 and the Industrial Pavilion – home to the EkkA’s Showbags arena – due for completion by March 2011.
Tunny said the future $45 million Industrial Pavilion could include an underground car park, a flat floor exhibition level, meeting facilities and provisions for a future hotel.
“We’ve been working on the Development Scheme Strategy for the past four years to ensure the RNA Showgrounds remains an integral part of Queensland’s social fabric and the EkkA maintains its position as Queensland’s biggest annual show.
The RNA released its Development Scheme Strategy in April this year include plans to develop and integrate new retail, commercial and mixed-use facilities into the 132-year-old site, with the EkkA to remain a permanent cornerstone of the precinct.
Announcement of the preferred alliance partner for the initial stage of the redevelopment is expected later this year.
