RIVERLEE, in partnership with Bamfa Properties, has launched a $190 million sustainability-focused commercial development in Melbourne’s popular city fringe suburb of Richmond.
Located directly adjacent to Burnley Station, at 484 Swan Street, the 13-level building will feature column-free and flexible office spaces allowing fully customisable workspace design, state-of-the-art amenities and services.
The project will have a net lettable area of more than 17,000 sqm of commercial office area, retail and bookable co-working spaces, and more than 1,500 sqm dedicated to terraces and greenery.
Techne, who designed the project, is the architectural studio behind the recent refurbishment of the Hotel Esplanade.
“The premier inner-city fringe address has been designed to cater to the influx of new-age businesses scheduled to relocate to the area over the next two years as more companies seek to relocate from the CBD and suburbs to the amenity and lifestyle suburbs of Richmond and Cremorne,” Riverlee development director, David Lee said.
Director of Savills Australia office leasing Phillip Cullity said 484 Swan Street provides “everything in the form of smart building technology, column-free floors and amenity for the next generation of businesses”.
The project will have its own pedestrian laneway directly linking Burnley Street station, Swan Street tram lines and bicycle path, and features food and beverage offerings, end-of-trip facilities, and barbeque and exercise facilities on a communal rooftop terrace.
Lee said the innovative precinct will be perfectly suited for the new wave of socially-minded and environmentally-conscious companies due to its heavy emphasis on environmentally sustainable design and connectivity.
