A Toronto church wants $13.9m for a developable parcel of industrial land in a northwest part of the city, Green Street News can reveal.
Life Community Church is seeking $8.2m/acre for the 1.7-acre parcel at 10 Vice Regent Boulevard, in the Etobicoke area. Re/Max Realtron Commercial brokerage has the marketing assignment.
Included in the offering is a partially completed 17,000 sq ft building that the church had planned to use as a day care centre and religious space. According to marketing materials, the structure can be expanded and is suited for use as a warehouse and/or distribution operation.
The property also is zoned for retail and other non-residential uses. Institutional use by a community or religious organization is also permitted under municipal zoning bylaws.
The parcel is 2 km from the nearest onramp to Highway 427, which connects to Highway 401, the Gardiner Expressway and other major GTA roadways.
Downtown Toronto is 17 km away, while Toronto Pearson International Airport is 4 km away. The closest public transit stop is 750 m away on Rexdale Boulevard at Highway 27.
The site is a little more than a kilometre from the Woodbine Racetrack and casino redevelopment project at 555 Rexdale Boulevard.
