Access Storage has acquired two multi-tenanted industrial buildings in the north Toronto neighbourhood of North York for $30.3m, Green Street News can reveal.
Last month, the Canadian self-storage provider paid $131/sq ft for the assets at 150 and 156 Duncan Mill Road, totaling 231,000 sq ft. Ruth Reisman Ltd. was the seller. Marcus & Millichap’s IPA division had the assignment.
The buildings, on 8 acres, date to the late 1980s and are fully leased. Tenants at the 168,000 sq ft property at 150 Duncan Mill include an Access Storage location and company office, a coworking space and a heating and cooling supplier.
At the rear of the lot, 156 Duncan Mill is a 63,000 sq ft, campus-style building rising two storeys. Tenants include a speech arts studio, a commercial printer and a menswear store. The maximum clearance height is 12 feet. The buildings share 60 surface parking spaces.
The nearest Highway 401 on-ramp is 500 m away at Leslie Street. Access to downtown Toronto, via the Don Valley Parkway, is 7 km away. Toronto Pearson International Airport is 24 km away.
There is a TTC bus stop 125 m away at Duncan Mill Road.
