WESTERN Australia’s Cook government has released 600 hectares of residential land both to the north and south of Perth that will be home to 16,000 residents, while it has separately lodged plans to build new apartments and townhouses on a key state-owned site within a new Metronet precinct in southern Perth.
The newly-released land is across sites in Eglinton and Karnup, and will accommodate more than 6,000 new residential lots, as well as up to 900 new social homes.
As part of the land release, the government will invite developers to put forward proposals to support new housing on the land, under two development models, being a partnered approach or direct purchase of the land.
Under the partnered model, successful proponents would collaborate with DevelopmentWA to plan, design, and develop the sites. Alternatively, the sites may be sold to a successful proponent for full development.
The Karnup site is strategically located adjacent to the Kwinana Freeway and close to the future Karnup train station, while the Eglinton sites are close to the new Metronet Yanchep line.
Expressions of interest process is now open until 30th October. Shortlisted proponents will be invited to participate in a request for detailed proposals process early next year, with the preferred proponents expected to be finalised in the middle of 2025.
“My government is driving major reforms and initiatives to unlock more land to boost housing supply across the Perth metropolitan area,” Premier Roger Cook said.
“WA’s growing economy and enviable lifestyle are attracting people to our state, which is why we are calling on industry to partner with government to continue to address future demand for housing.”
Deputy Premier Rita Saffioti said that with proximity to major transport links such as the Kwinana Freeway and the new Metronet Yanchep link, the 16,000 future residents in these new developments “will easily be able to travel around Perth for work, study and recreation”.
In August, the Cook government launched an expressions of interest campaign for “lazy” government land that is sitting idle and could instead be directed towards boosting housing supply.
Separately, it has also lodged a development application to build 49 new townhouses and apartments on an 8,500 sqm state-owned site within the new Metronet Nicholson Road station precinct in Perth’s southern suburbs.
The Tulloch Way project will deliver a mix of one, two and three-bedroom social and affordable homes in Canning Vale.
The government’s $3.2 billion investment in housing and homelessness measures is supporting the delivery of around 5,000 social homes, with more than 2,450 already completed and a further 1,000 under contract or construction.
The Nicholson Road Station is part of the Metronet Thornlie-Cockburn Link, Perth’s first east-west cross line connection. Once in operation, the station will connect new residents to the Perth CBD in under 30 minutes.
The 18 townhouses and 31 apartments will be built to Silver Level Livable design standard.
“The Tulloch Way project is a strategically located infill development through medium-density housing in central locations, giving people on lower incomes ready access to jobs, services, transport and amenity,” said Housing Minister John Carey.
