Middlesbrough Council is to invest £2.5m to create 11,000 sq ft of offices at Boho One with construction set to begin in the first quarter of next year.
Located within Middlesbrough’s Historic Quarter Enterprise Zone, the Boho 8 development will include four units: one of 4,000 sq ft, another of 3,000 sq ft, and two of 2,000 sq ft.
The modular blocks, designed by Seymour Architecture, are to be pitched at start-ups and SMEs spinning out of Teesside University’s Launchpad facility. The council’s team also cited strong interest in the space from existing tenants at the adjoining Boho One, which was delivered by the council as its flagship digital and creative business hub.
Plans for the modular offices have now been submitted for consideration, with the council aiming to start work on the scheme in March next year, subject to planning consent. Funding will come from the Tees Valley Combined Authority.
Boho 8 is the pre-cursor to the planned Boho 10 development, a £250m scheme pitched by Middlesbrough Mayor Andy Preston in September this year.
The £45m first phase is set to feature three 20-storey towers – one of offices and two residential – and is targeted for a start on site next year.
The £30m office element is to be funded by the Combined Authority, with contributions also coming from Middlesbrough Council. A further £15m into the residential element will come from third-party funders.
Later phases are to include a 750-seat amphitheatre and a ‘digital campus’.
